HModa and LeadCrest have announced a strategic real estate partnership aimed at mobilizing up to €100 million to support the group’s industrial growth. The agreement, based on sale & leaseback transactions, allows HModa to free up capital without losing operational control of its production sites. The move strengthens the Made in Italy manufacturing platform, which today spans 19 investee companies in the country’s main districts. While HModa optimizes its assets, LeadCrest confirms its ability to structure tailor-made solutions for complex industrial operators. The agreement marks a new balance between finance and production, with a long-term horizon.
HModa optimizes assets
The partnership was created with the aim of enhancing the value of HModa’s real estate assets without affecting production continuity. Sale & leaseback thus becomes an industrial tool, as well as a financial one. Useful for freeing up resources, maintaining operational control and supporting internal investments. “What distinguishes LeadCrest is our willingness to build a structure around the business, rather than forcing the business into a standard product. Here, this meant designing a solution that works at the same time for HModa’s operations, for its growth ambitions and for its shareholders”, emphasized Diego Vidal Ponte, Head of Investments for Southern Europe at LeadCrest. The vehicle for the transaction will be an alternative real estate fund managed by Polis Fondi SGR, an entity that, together with LeadCrest, has already invested more than €300 million in Italy over the past three years.
A lever to strengthen the supply chain
For HModa, which oversees key segments of the luxury supply chain, the transaction represents a strategic step. “The distinctive assets of our Group lie first and foremost in the skills of our people and in the know-how developed over time, together with a solid production base that enables us to combine manufacturing tradition, execution excellence and the ability to respond to the needs of the most important luxury maisons. This partnership strengthens our focus on developing the industrial platform, on manufacturing excellence and on innovation”, stated Claudio Rovere, founder and CEO of HModa. The group will thus be able to accelerate organic growth, increase internal capacity and respond with greater solidity to international maisons. A model that therefore combines capital and manufacturing, supporting a sector that competes on quality, production continuity and the ability to invest over time.
